We have already helped the buyer compare options, look more closely, and review the final details before deciding which property deserves an offer.<\/p>\n<p style=\"font-size:19px;\">This article explains what happens at that stage, before the process moves into contract, legal review, and closing.<\/p>\n<h2 style=\"font-size:24px; font-weight:700; margin-top:40px;\">When There Are Serious Finalists<\/h2>\n<p style=\"font-size:19px;\">The search has produced one or two serious finalists, and the buyer is now looking closely at which property is strong enough to move toward an offer.<\/p>\n<h2 style=\"font-size:24px; font-weight:700; margin-top:40px;\">Before Making the Offer<\/h2>\n<p style=\"font-size:19px;\">Before making an offer, we make sure to look more closely at any issues that could delay, complicate, or derail the purchase.<\/p>\n<p style=\"font-size:19px;\">This matters because missed issues can create delays, confusion, extra steps, or problems that could have been avoided before the offer was made.<\/p>\n<p style=\"font-size:19px;\">At this stage, we check whether there are any liens on the property, unpaid utility balances, outstanding condo fees, and, in the case of a new property, whether the required water and electrical meters are properly installed.<\/p>\n<p style=\"font-size:19px;\">A lien does not always mean the transaction must stop, but it does mean the issue has to be understood and handled correctly before moving forward.<\/p>\n<p style=\"font-size:19px;\">This is not the kind of review that happens for every property during the early search. It becomes more important once the property is a serious finalist, because small issues can create delays, confusion, or extra steps after the offer is made.<\/p>\n<h2 style=\"font-size:24px; font-weight:700; margin-top:40px;\">Putting the Offer in Writing<\/h2>\n<p style=\"font-size:19px;\">We make sure the offer is written clearly, with the price, timing, payment method, included items, deposit terms, and next steps stated in a way that all parties can understand.<\/p>\n<p style=\"font-size:19px;\">The offer may first be discussed through WhatsApp, calls, or quick messages, but we insist that the complete offer be confirmed in writing, preferably by email, so there is a clear record before the process moves any further.<\/p>\n<p style=\"font-size:19px;\">This helps avoid misunderstandings later.<\/p>\n<h2 style=\"font-size:24px; font-weight:700; margin-top:40px;\">When Negotiation Begins<\/h2>\n<p style=\"font-size:19px;\">After the offer is sent, there may be some back and forth between the buyer and the other side, especially if there is a gap between the asking price and the offer.<\/p>\n<p style=\"font-size:19px;\">At this stage, we keep the communication clear, follow up carefully, and make sure the terms are understood so the negotiation can keep moving without confusion, unnecessary tension, or careless messages that could damage the deal.<\/p>\n<p style=\"font-size:19px;\">Negotiation is not only about the number.<\/p>\n<p style=\"font-size:19px;\">It is also about how we present the offer, how we handle the response, and how we keep both sides focused on reaching a workable agreement.<\/p>\n<h2 style=\"font-size:24px; font-weight:700; margin-top:40px;\">Handling Deposits and Money Carefully<\/h2>\n<p style=\"font-size:19px;\">We insist that any deposit or reservation payment be handled with clear instructions and written confirmation.<\/p>\n<p style=\"font-size:19px;\">Money should not move casually, and we do not receive or manage buyer funds. If another broker is involved, we also insist that the money should not be paid directly to that broker either.<\/p>\n<p style=\"font-size:19px;\">In most cases, funds should go to the seller or the proper receiving party, with receipts, deposit terms, and supporting paperwork handled through the correct process, which we explain more fully in the next article.<\/p>\n<h2 style=\"font-size:24px; font-weight:700; margin-top:40px;\">When the Offer Is Accepted<\/h2>\n<p style=\"font-size:19px;\">When the offer is accepted, the transaction begins to move into the practical steps that come next, including deposit instructions, initial paperwork, legal review, and preparation for closing.<\/p>\n<p style=\"font-size:19px;\">We help the buyer understand what was accepted, what happens next, and what documents or payments may be required before the closing process continues.<\/p>\n<h2 style=\"font-size:24px; font-weight:700; margin-top:40px;\">Moving Toward Contract and Closing<\/h2>\n<p style=\"font-size:19px;\">The contract and closing stage is important enough to explain separately in the next article.<\/p>\n<p style=\"font-size:19px;\">At that point, the focus is to organize the paperwork, support legal review, confirm how deposits or reservation payments are documented, and prepare the transaction for closing.<\/p>\n<p style=\"font-size:19px;\">The offer stage is not the finish line.<\/p>\n<p style=\"font-size:19px;\">It is the point where discipline becomes important. We make sure the process is not rushed, handled casually, or driven by impulse.
